99yards is a real estate advisory. We are not the promoter, developer or builder of any project listed on this website, and we are not an authorised representative of any developer unless a specific page says so explicitly.
Agent registration. Section 9 of the RERA Act requires real estate agents to register with the state authority. We do not currently publish an agent registration number, and we will display it here and across the site as soon as one is issued. Ask us for our current status before engaging us on a transaction.
Developer names, project names and logos referenced on this site are the trademarks of their respective owners. They are used descriptively, to identify the project being discussed. Their use does not imply endorsement of us by, or affiliation with, the trademark owner.
Where our project information comes from
Project details on this site are compiled from the developer's own published material, RERA filings with the relevant state authority, and our own site visits and market tracking. Where we state a RERA registration number, we have taken it from the authority's portal and you can verify it there yourself.
Prices are indicative. The price ranges we publish reflect rates quoted to us at the time of the last update on that page. Developers revise rates without notice, and the price applicable to you depends on the specific unit, floor, view, payment plan and inventory available when you book.
What we do not represent
- Nothing on this website is an offer, an invitation to offer, or a binding commitment of any kind. A binding agreement arises only from a written agreement for sale executed with the developer.
- Images, renders and walkthroughs are the developer's marketing material and are artist impressions unless labelled as actual site photography. Built product may differ.
- Carpet areas, layouts, unit counts and possession dates are as declared by the developer. Where a project is RERA registered, the authority's filing prevails over anything stated here.
- Distances and drive times are computed or estimated for convenience and are not survey-grade.
- Locality rate trends are our own compilation from listings and registry data. They are an indication of market direction, not a valuation of any specific property.
Unregistered projects
Under Section 3 of the Real Estate (Regulation and Development) Act, 2016, a promoter cannot advertise, market, book or sell any unit in a project that requires registration until registration is granted. Where a project on this site is not RERA registered, we say so plainly on the page. In those cases, treat all information as preliminary and do not pay any booking amount until registration is granted and you have verified it on the authority's portal.
Please verify independently
Before you pay anything, we recommend that you:
- Verify the project's RERA registration and approved plans on the state authority portal.
- Read the agreement for sale in full, ideally with your own advocate.
- Confirm title, encumbrances and approvals through an independent legal due diligence.
- Confirm the current price, payment schedule and possession date directly with the developer in writing.
We are happy to help with all of the above, but the responsibility for your due diligence remains yours, and you should not rely solely on this website in making a purchase decision.
