Frequently asked questions
How is home loan EMI calculated?
EMI = P x r x (1+r)^n / ((1+r)^n - 1), where P is the principal, r is the monthly interest rate (annual rate divided by 12 divided by 100) and n is the tenure in months. The formula assumes a fixed rate for the full tenure; on a floating-rate loan the EMI or tenure resets whenever the benchmark moves.
What loan amount will a bank actually sanction?
Most lenders cap the loan at 75 to 90 per cent of the property value (the loan-to-value ratio, lower for higher-value properties) and separately cap your total EMI outgo at roughly 50 to 60 per cent of net monthly income. The binding constraint is usually income, not property value.
Does the EMI include stamp duty and registration?
No. Stamp duty, registration charges, GST where applicable and brokerage are paid from your own funds and cannot be included in the loan. In Uttar Pradesh, budget roughly 7 per cent of the property value on top of the price. Use our UP stamp duty calculator for the exact figure.
Is it better to prepay or to increase the EMI?
Both cut total interest, and mathematically an early lump-sum prepayment usually saves more because it removes principal before interest accrues on it. Floating-rate home loans to individuals carry no prepayment penalty under RBI rules, so prepaying is generally free.
