Noida's residential market splits sharply by corridor. The Expressway sectors and Sector 150 command a premium for low density and sports-city planning; central sectors trade on established infrastructure and metro access; Greater Noida West offers the lowest entry price with the longest delivery risk. Every project page below carries the RERA status so you can tell which is which.
Aqua Line and Blue Line metro coverage
Jewar airport under construction, 40 to 60 km from most sectors
Circle rates revised periodically by the Gautam Buddha Nagar administration
Which part of Noida gives the best value right now?
It depends on your holding period. Sector 150 and the Expressway sectors carry the highest per-square-foot rates but have the lowest density and the strongest resale liquidity. Greater Noida West is roughly 40 to 50 per cent cheaper per square foot with more supply and a weaker delivery record among some developers, so it suits buyers with a longer horizon and a tolerance for construction risk.
How do I check whether a Noida project is RERA registered?
Search the project name on the UP RERA portal at up-rera.in. The listing shows the registration number, the approved plans, the committed possession date and the developer's quarterly progress filings. If a project does not appear, it is not registered, and under Section 3 of the RERA Act the developer cannot legally advertise it or accept a booking amount.
What is the total cost above the quoted price in Noida?
Budget roughly 7 per cent for stamp duty plus 1 per cent registration (capped at thirty thousand rupees) on the higher of your transaction value or the circle rate. On under-construction property add GST at 5 per cent of construction value without input credit. Then club membership, maintenance advance and any parking or PLC charges the developer levies separately.
