What the registry confirms

Registration UPRERAPRJ529777/03/2026, granted 19 March 2026, declared completion 4 January 2031, unchanged since filing. Zero complaints against the project and against the registered promoter, Max Estates Noida Private Limited.

The SPV point, which cuts both ways

Max Estates registers each project through a separate special purpose vehicle. Estate 105 sits under Max Estates Noida Private Limited; Estate 128 - II sits under Max Estates 128 Private Limited.

That is ordinary practice in Indian real estate and not by itself a warning sign. But it does mean a promoter-level complaint count covers only that vehicle. When you compare “zero complaints” here against a number like 104 for a Gaursons entity, remember you are comparing a single-project SPV against a promoter with four registrations and far more units sold. Neither number is meaningless, but they are not like-for-like.

The structural strength

Max Estates is a listed entity and is not dependent on presales from any single project to fund construction. That is the single biggest protection against the kind of stall that left Greater Noida West buyers waiting years, and it is worth more than any amenity list.

On the WELL certification the group markets: it is awarded per building and at specific levels. Ask which towers are certified, at what level, and whether certification is achieved or targeted.
