Aqua Line extension to Greater Noida West still awaits funding approval

The proposed metro extension connecting Sector 51 through Greater Noida West has been in study and revision since 2018. It still has no sanctioned funding plan and no construction start date.

Why this matters at the point of sale

Metro connectivity is one of the most reliable predictors of long-run residential value, which is exactly why it gets sold before it exists. Buyers in Greater Noida West have been shown route maps and told the metro is two or three years away, continuously, for the better part of a decade.

The connectivity that exists today is road access to the Aqua Line terminus at Depot Station, roughly 8.7 km from the main Greater Noida West residential cluster. That is a 20 to 25 minute drive, not a walk, and it is what you should price into your decision.

How to treat proposed infrastructure

A useful rule: pay for infrastructure that is operational, and treat anything unsanctioned as free upside.

The distinction that matters is between a proposal, a sanctioned project with allocated funding, and a project under construction. Only the third has a defensible timeline. Ask which category a specific promise falls into, and ask for the government order.

Jewar airport construction is visibly progressing, and that is a genuinely different case: funded, under construction, with phased operational dates. Its effect on Greater Noida West is more about long-run rental and commercial demand than an immediate rate jump, and much of the expectation is already reflected in Yamuna Expressway land prices.
