UP RERA grants registration to ACE Terra in Sector 150

UP RERA has granted registration to ACE Terra in Sector 150 under registration number UPRERAPRJ712394.

What registration actually changes for a buyer

Three things move from developer promise to statutory record:

1. The possession date becomes enforceable. The committed date in the filing is December 2028. If the developer misses it, you have recourse under Section 18 of the RERA Act, including interest on your paid amount or a full refund.
2. The approved plans are published. Sanctioned FAR, ground coverage, tower count and unit mix are on the portal. If what the sales team shows you differs from the filing, the filing prevails.
3. Quarterly progress reporting begins. The developer must file construction progress every quarter. This is the single most useful diligence document available to a buyer, and almost nobody reads it.

Before registration, none of this existed. Under Section 3 a developer cannot legally advertise, book or accept money for a project requiring registration, which is why we advise against paying a booking amount on any unregistered project regardless of how far along the sales process appears.

The phase detail worth checking

ACE Terra is seven towers. Registration filings for multi-tower projects typically set out phase-wise completion, meaning your tower may have a different committed date from the project-level date quoted in marketing.

Get your tower number in writing and check its specific date in the filing before signing the agreement for sale.
